Downtown/River Market Area

First Security Building/300 Third Tower/Capital Commerce Building/River Market Tower – These lovely new buildings offer an urban lifestyle with loft living. They feature high-rise condominiums nestled between floors which also house businesses including a brokerage firm, development company and even a hotel which offers room service to the owners. They are all located in the very popular River Market area and are within walking distance to restaurants, shopping and galleries. The prices range from $300,000 to well over $1,000,000.

Quapaw Quarter – A designated historic district east and south of the downtown business district on both sides of I-630. Many beautifully restored homes built in the last quarter of the 19th century and the early decades of the 20th – priced from $50,000-$400,000.

West of Downtown to University Avenue, South of the Arkansas River, North of I-630

Riverdale – A bustling, growing area of restaurants,shops, condominiums, apartments, businesses and single family homes. Luxury townhouses, patio homes and high rise condos overlook the river. Priced in a range of $300,000- $1,000,000

Hillcrest – This quaint neighborhood has a village atmosphere with many small shops, galleries and restaurants. Just minutes from downtown, Hillcrest was Little Rock’s first suburb. Most of the area is designated a historic district. Homes are generally 50-100 years old, and many have been extensively remodeled. The prices range from $95,000 to over $1,000,000 with a predominant range of $200,000 to $450,000.

The Heights – Convenient to downtown Little Rock and with its own upscale shopping and restaurant area, the Heights is one of Little Rock’s most prestigious neighborhoods. Bounded by the Country Club of Little Rock on the east and University on the west, Heights homes range in age from 80 years old to new homes that have been built where older ones once stood. A few of the neighborhoods are Prospect Terrace, Edgehill and Cliffewood. Prices range from $250,000 to over $2,500,000.

Broadmoor – South on University Avenue near UALR (University of Arkansas – Little Rock). This is a pretty, wooded neighborhood. Most homes are 40-50 years old and are priced in the $65,000 to $120,000 range.

Cammack Village – This “city within a city” has quite a mixture of homes – small, mostly frame homes built just after World War II are sought after by young families and empty nesters, and large estates which overlook the river often carry price tags in excess of $2,000,000. The average price range is between the mid $80’s to the mid $200,000’s.

Kingwood – A hilly, wooded neighborhood with winding streets, convenient to Heights shopping and downtown Little Rock, homes are well-built and priced from $130,000 to the low $200,000’s.

Overlook – High on one of the ridges overlooking the Arkansas River, homes in this neighborhood range from 30 years old to brand new. Many have outstanding river or valley views. Prices range from the mid $250,000s to over $1,500,000.

Normandy Area – Just south of Cantrell Road and a short walk from Heights shopping, this attractive neighborhood was developed in the late 1940’s and ’50’s. Prices range from $250,000 to over $700,000.

Hall High and Briarwood– These family- oriented neighborhoods were developed around Hall High School. Just west of University Avenue,south of Evergreen and convenient to Park Plaza and Midtowne Shopping centers. Prices range from $100,000 to near $250,000.

Leawood and Wingate – Wonderful neighborhoods with ranch style homes lie just south of Cantrell and west of Mississippi have a neighborhood pool and playground. Homes are generally 25 to 50 years old. Prices range from $90,000 to $350,000.

Foxcroft – One of Little Rock’s most popular neighborhoods for growing families and home to the Little Rock Racquet Club, the homes in this hilly, wooded area are generally 30 years old to almost new. It is priced from $180,000 to the mid $400,000’s.

The Ridge – Developed in the mid 1980’s, this small but lovely neighborhood just off Cantrell Road has homes on wooded lots. Prices range from $400,000 to over $650,000.

River Ridge and Robinwood – Beautiful homes with large lots and custom built homes – many River Ridge homes have spectacular views of the Arkansas River and others border wooded green space. Houses are generally 45 years old to new. Prices range from the mid $300,000’s to $1,500,000.

Ludington, Sturbridge, Colony West, Echo Valley – West of Reservoir Road between Cantrell Road and Rodney Parham, these popular family areas have homes ranging in age from 15 to 25 years old. With the exception of Ludington, all have neighborhood pools and playgrounds. Prices range from the low $100,000’s to $200,000.

West of I-430 to the City Limits and South of the River

Pleasant Valley – Little Rock’s first major West Little Rock development has 20 to 40 year old homes ranging from the low $200,000’s to over $850,000 for properties on the Pleasant Valley Country Club golf course. There are also two neighborhood pools and playgrounds, beautiful trees and large lots.

Longlea, Pebble Beach, and Hickory Ridge – Newer neighborhoods west of Pleasant Valley ranging in age from 20 years old to new construction, priced from the mid $200,000s to the low $400,000’s.

Walnut Valley, Turtle Creek, Pleasantree, Marlowe Manor, Pleasant View – Attractive, well-established neighborhoods – most with community pools and parks. Homes are 20-40 years old and are priced from the mid $80,000’s to $150,000.

St Charles, St Thomas, St Michael, Villages of Wellington, Carriage Creek – This neighborhood, off Napa Valley and collectively known as “St Charles”, was begun almost 30 years ago. With its own lake, pool, tennis courts and playground, it is a wonderful family neighborhood. Homes are still being built and prices range from the low $200,000’s to the $500,000.

Point West, Cherry Creek, Sandpiper – Between Bowman Road and Kanis, these newer neighborhoods are popular as starter homes. Homes are 20 years old to new construction and are priced from the low $100,000’s to the low $200,000’s.

Parkway Place, Woodcreek, Summit Ridge, Cedar Ridge – Off Chenal Parkway and West Markham, these neighborhoods also attract young families and singles. Homes are 15 to 30 years old and are priced from the $80,000’s to the mid $100,000’s

Otter Creek – Development began about 25 years ago with homes ranging in price from $80,000 to $125,000. A newer phase has new homes priced in the $175,000 to $300,000 range.

The Ranch – Built on the property of the former Johnson Ranch, this neighborhood is almost 15 years old with ongoing construction. The area contains mostly single family homes with a shopping center, offices, a private school and an apartment complex. Homes range from $300,000 to well over $500,000.

Valley Falls – Less than five years old, this gated community has upscale homes in the 5000 sf range priced from $1,000,000.

Brodie Creek – Although it was begun in the ’90s, this charming neighborhood was designed to look as though it was built in an earlier era with quaint craftsman frame homes that have large porches. It features a large common area with gazebo. Homes range from $250,000 to $400,000.

Woodlands Edge – This award winning neighborhood was designed to coexist peacefully with nature and features protected greenbelts, walking paths and a beautiful new pool complex. The homes are priced from around $300,000 to $450,000. www.woodlandsedge.com

Ferndale Area – Large horse farms and homes on 1 to 5 acre tracts are common in this area just west of Chenal and east of Perry County. Property may be priced from the low $100,000’s to over $3,000,000. It is outside of the city limits, and vacant land is available.

Avignon Court – Features garden homes, some overlooking the 6th and 7th holes of the Chenal Country Club Founder’s course- homes from $400,000-$600,000

Bretagne Court – Fronting the 5th and 14th holes of the Founders golf course – homes from $500,000 to $1,500,000

Chenal Circle – 61 estate sized homes, built in the early to mid ’90s – $500,000 to $1,800,000
